No, you are not restricted to using a specific building firm.
At this stage the project will not offer multiple lot sales for amalgamation into larger sites. We welcome the opportunity to discuss both additional or alternative sections in the future.

Yes. The sale and purchase agreement contains the covenants in place that will further protect the quality lifestyle expected by residents of Iona Havelock North. Hastings District Council also has identified the Iona Neighbourhood within the Operative Hastings District Plan and set out the specific planning provisions in place to protect and retain the special features that characterise this area. The guidelines will ensure a cohesive aesthetic outcome, enhancing the neighbourhood with all homes designed to a high architectural standard.
Yes. Within this subdivision, guidelines are in place to manage whether a single or double-storey home may be built. The specific requirements for each lot are outlined in the Sale and Purchase Agreement. This approach helps protect the overall look and long-term value of the neighbourhood while still allowing for thoughtful, well-designed homes.
Yes. Your deposit is held in the Bayleys Trust Account until settlement.
A 5% deposit is payable on signing of a sale and purchase agreement and satisfaction of any of your purchaser conditions.
There are 300 freehold sections available in total. Often referred to as ‘fee simple’, freehold means that you own the land outright.
Initially there will be a number of different sized sections available from 400 – 800 sqm in size. As the development progresses, there will be a number of home options available for sale from sections to design and build your own home, to three and four bedroom house and land packages.
The unmarked areas on the map are reserved for future development by CDL. These areas may include additional residential options, such as medium-density housing within the Middle Mews precinct, as well as a potential commercial hub located near Bull Hill. Any future development will be carefully planned to complement the overall vision and premium quality of the Iona community.
The prominent Bull Hill sculpture is a popular landmark and will be retained as public green space and accessible to all.
This is subject to market conditions, but we expect that the project will take 5-7 years for land development and housing to be completed.
The village is a 20 minute stroll from Iona or a quick 3-4 minute car ride.
Safe residential walkways will connect Iona to the Havelock North village and provide excellent links to established paths and cycle ways.
The team at Iona is committed to playing its part in helping New Zealand achieve the global goal of net zero carbon emissions by 2050, so will be looking at every aspect – from the ground preparation to the drainage and water systems, to the consideration of building materials that can offset embodied carbon. Even the landscaping has a role to perform in achieving low carbon emissions and biodiversity.
Stages 1 A&B is now available with Stages 1 C&D released in Q42025 (if not earlier). Stages 1 E&F are to be released once Iona Road has been fully upgraded.
Iona will be home to a number of garden and reserve areas throughout the entire development. There are two new reserve areas that will be formed including Bull Hill Reserve within the Iona triangle and the other across the road within the hillier area. There will be walking paths through the reserves connecting up with the regions cycle and walkways.
No. CDL is developing a neighbourhood of premium sections, of varying profiles, that will attract a mix of buyers – first home purchasers, young families, and those looking to scale up or downsize by building their dream property within the Iona precinct.
A detailed stormwater and drainage network and extensive planting will help mitigate the impact of weather events.
The Iona parcel benefits from being elevated and well positioned and was largely unaffected by Cyclone Gabrielle. None of the surrounding homes were badly affected by the storm.
Town planners at Hastings District Council, alongside government departments such as the Ministry of Education and Ministry of Health, are aware of the development and are the agencies responsible for providing services based on population projections for the area.
There will be some roading improvements made to ensure optimal safety and accessibility – expect to see a new intersection developed on the current Iona/Middle/Gilpin corner, and speed limits reduced around the neighbourhood.
A commercial precinct is planned that will include retail, services and eateries at Iona, forming a central point for the local and wider community. Located near Bull Hill, the design allows for the community to gather and enjoy indoor and outdoor spaces alongside the children’s playground. The commercial precinct is likely to be completed towards the end of 2025.
Iona will be home to a number of garden and reserve areas, accessible from various points throughout the development. One new reserve area will include the Bull Hill within the Iona triangle, and another across the road, south of Iona Road and in the hillier area will encompass walking tracks and extensive planting. Each reserve area will connect up with the region’s well-loved iWay cycling and walking network.
The precinct will be inviting, modern, and premium. With sections from 400sqm right up to 4,000sqm, homes will be a mix of compact and semi-detached or terraced houses, through to large, architecturally designed lifestyle properties.
Resource consent was granted for Stage 1 in July 2023.
There are six stages in total. Stages 1A, 1B, 1C and 1D now have titles issued. Stages 1E and 1F will be released once Iona Road has been fully upgraded.
Between 1,000 and 1,500 residents are expected to live within the Iona neighbourhood once completed.

Over the past 30 years, CDL has completed high-quality residential projects in Auckland, Hamilton, Tauranga, Hastings, Havelock North, Taupō, Nelson, Christchurch and Queenstown.
The Iona area of Havelock North was first identified for residential growth in 1993. At the time, the block of land was owned by the Lowe family who had intended to develop it themselves. After a rezoning request failed in 2014, a working group made up of family representatives, local residents, Hastings District Council staff and property consultants was formed, in order to work through the project.
The working group came up with a draft structure plan and community consultation on that plan began, resulting in a number of refinements. An application was then made by the Hastings District Council to the Environment Minister for this parcel of land to be rezoned, which was approved in February 2018.
Next, a variation to HDC’s District Plan was notified, so that any submissions could be received and considered by independent commissioners who then made recommendations to the Environment Minister. The Environment Minister made the final decision on the rezoning, which came into effect on 19 September 2018.
Finally, the Lowe family decided to put the majority of their land parcel up for sale, and it was purchased by CDL Land New Zealand Limited in 2021.
